Roof Repairs are Common

Most homeowners will experience some roof repairs throughout their ownership, often after a severe wind or snowstorm, and also through normal deterioration of roofing material. Schedule a Free Roof Assessment and French Roofing will dispatch a qualified roofing specialist to fully assess, diagnose and make recommendations for roof repair, roof replacement, and/or one of our roof maintenance programs.

Here are some typical roof repairs that homeowners might encounter:

Shingle Replacement: Damaged or missing shingles are a common issue. This can be caused by severe weather, wind, or simple wear and tear over time. Repairs involve removing the damaged shingles and replacing them with new ones. It's essential to match the replacement shingles to the existing ones for a uniform appearance.

Leaks and Water Damage: Water leaks can result from damaged flashing, worn-out sealant, or compromised roofing materials. Repairing leaks may involve resealing flashing around chimneys, vents, or skylights, and replacing damaged or missing shingles. Addressing underlying water damage may also be necessary.

Flashing Repair or Replacement: Flashing is installed around roof openings, such as chimneys, vents, and skylights, to prevent water penetration. Damaged or corroded flashing can be repaired or replaced to ensure proper water drainage and protection against leaks.

Valley Repairs: Valleys are the intersections where two roof planes meet. They are vulnerable to leaks and water damage. Repairing valleys may involve resealing, replacing damaged shingles, or addressing issues with the underlayment.

Soffit and Fascia Repair: Soffits and fascia provide ventilation and protect the roof edges. Damage to these components can compromise the roof's integrity. Repairs may include replacing rotted wood, fixing damaged sections, or repainting for cosmetic purposes.

Skylight Repairs: Skylights can develop leaks over time, leading to water damage. Repairs may involve resealing around the skylight, replacing damaged flashing, or addressing issues with the surrounding roofing material.

Chimney Repairs: Chimneys can develop leaks and require maintenance to prevent water intrusion. Repairs may involve resealing flashing around the chimney, replacing damaged bricks or mortar, or addressing issues with the chimney cap.

Ventilation Issues: Inadequate ventilation can lead to moisture problems and reduce the lifespan of the roof. Repairs may involve adding or improving ventilation systems to ensure proper airflow.

Flat Roof Repairs: Flat roofs are prone to ponding water, which can result in leaks and deterioration. Repairs for flat roofs may include patching or resealing, addressing membrane issues, or improving drainage systems.

It's crucial to address roof issues promptly to prevent further damage and maintain the integrity of your home. Regular roof maintenance can also help identify and prevent issues before they become major repairs.

Roof Repair Process

The roof repair process involves several steps to ensure a smooth and successful installation. Here is a general overview of our typical roof replacement process:

Step 1 | Initial Roof Assessment and Inspection: Once scheduled, our Roof Assessor will conduct a thorough inspection of your existing roof. This includes assessing the condition of the shingles, flashing, underlayment, and other components. Our Assessor will identify any issues, such as leaks, water damage, or structural issues, and provide you a written report with notes & pictures identifying any issues or areas of concern.

Step 2 | Estimate and Proposal: Based on the inspection, we will provide you with a detailed estimate for the replacement, including the cost of materials, labor, and any additional services. You'll have the opportunity to discuss the proposed materials, color options, and other preferences. Once details are confirmed and estimate is signed by you, we'll move your job into Job Prep & start the next steps.

Step 2.5 | On The Spot Repair: If the Assessor identifies the issue is relatively small, has availability in the moment, and customer agrees, French Roofing often makes roof repairs on the spot to prevent further damages to the roof. If the issue requires a material order or additional coordination, the job is moved through the typical job process.

Step 3 | Scheduling and Preparation: Once you've agreed on the terms, we will request a 50% down payment to schedule work crew for the roof replacement and order materials.

Step 4 | Jobsite Preparation: On your scheduled start date, the Crew Lead will take steps to protect your property, such as covering plants, removing furniture, and ensuring the safety of the surrounding area.

Step 5 | Remove Damaged Materials: The damaged areas are removed carefully to avoid damage to the underlying structure. Crew Lead will inspect the deck for any signs of additional damage or deterioration and make necessary repairs or replacements.

Step 6 | Installation of New Material: Crew Lead directs the installation of new shingles, flashing, underlayment or other materials as outlined in job specifications. Proper installation techniques are crucial for the durability and performance of the repair. Work crew will clean & secure the site daily during the project.

Step 8 | Clean-Up and Inspection: The Crew Lead will ensure the jobsite is thoroughly cleaned & returning plants / patio furniture to their original placement; The team will fully clean the work area, including the removal of debris and nails. Crew lead will conduct a final inspection & schedule the Final Walkthrough with senior team member.

Step 10 | Final Walkthrough and Client Satisfaction: A senior team member from French Roofing will conduct the final inspection to ensure the new roof meets quality standards and adheres to job specifications. Once senior member signs off on the job, you'll be provided with information on warranty coverage and information on our Roof Maintenance Program to extend your roof lifespan.
